Real history
SFist (2017) wrote that Miss Mary Lake's School for Girls occupied the building in the 1890s and shut down in June 1896. The building was sold in 1899 and became a gentlemen's club called the Cosmos, then a Girls' Friendly Society lodge, and was restored as the Queen Anne in the 1980s (SFist).
Ghost stories
These are reported legends, not verified events. The creepiness score (1–5) is Spook Atlas's own editorial rating, not a measurement.
SFist reported guest claims that a friendly ghost in Room 410, said to be Lake's old office, sings at night, unpacks suitcases and tucks guests in. It called few of the amateur videos convincing. Source: SFist, 2017.
The same piece notes that Lake moved to New Jersey in 1902, died two years later and is buried there, so there is no explicit link between her and the reports. It adds that there is no proof of a romance with James Fair. Source: SFist, 2017.
